Service to my clients is always my top priority and for this sole reason, I decided not to become a real estate team. Below is an explanation of a team’s structure and what happens to a client. Team Leader Prime function: To generate listings, handle all listing appointments, and be present for offer presentation (unless they have more than one offer presentation that day - then you may get assigned another agent to represent you whom you did not actually hire). The Team leader generally will not take you to view homes that you may want to purchase before or after selling your home. You will get assigned a buyer agent unless your purchase is priced high enough to entice the team leader away from his listing prospects. Licensed agents employed under the team leader Prime function: To handle all related selling duties not performed by the team leader as his/her priorities are on pursuing listings and attending listing appointments. Typically, all Buyer Agents who work for a team pay the Team Leader up to 50% of all their commissions. Generally this is because the buyer agent is not experienced, skilled or motivated enough to survive without the leads from the Team Leader and the "Perceived Status" of the Team Leader. The experience and skill for which you have hired the Team Leader are diluted the moment their sign goes on your lawn. Duties that get handed out from your listing:

Would you want your home represented by someone who actually has never sold a home? Often, unlicensed agents have never seen your home, do not understand the importance of talking to the other agents in order to draw out an offer and not to scare other offers away, have no motivation to sell your house as they are on salary and their task is to simply make the call and do paperwork. |
